For the outdoor spaces, HGTV® Dream Home 2024 designer Brian Patrick Flynn chose Lineage decking in Rainier, a subtle silver-grey color that perfectly complements the coastal-inspired grey clapboard siding and other restorative colors chosen for the home. The versatility of Rainer’s hue appealed to Flynn who has designed Dream Homes for the past nine years.
"Oftentimes, I aim for true grey or charcoal tones when working with Trex. But there was something super fresh and unique about the slight blues seen in Rainier,” Flynn remarked. “And since the exterior of the home was meant to feel cool and casual, it was the perfect fit."

"I really wanted the exterior of the home to feel classically coastal, but not necessarily tropical or quintessential Floridian,” he continued. “Sticking with greige and blue-grey created a timeless beachy vibe that works in any coastal setting, and then continuing the slightly blue hue with the Trex added perfect cohesiveness."
Lineage, with its delicate streaking, comes in five on-trend colors: Rainier, Biscayne, Carmel, Jasper and, new in 2024, Island Mist. It’s backed by a 50-year warranty, ensuring unyielding shell protection, true color and a luxurious finish that will last for decades, even in this subtropical climate.

"Hands down, the dreamiest outdoor space on the property has got to be the viewing deck off the second-story loft,” Flynn said. “It has a long-range view from above and plenty of room to spread out in the covered area and just read, enjoy drinks with friends, or sit down for an informal meal."
Framing the home’s porch and deck views is contemporary Trex Signature® aluminum railing in Charcoal Black with round, black, aluminum vertical balusters. Signature is made from powder-coated aluminum and a minimum of 40% recycled material. The aluminum resists fading and corrosion, even in the harshest climates, and is backed by a 25-year warranty.
HGTV® Dream Home 2024 features Trex’s traditional vertical baluster treatment, but Signature is also available in mesh, glass, rod rail, and, coming in 2024, cable. The collection comes in Charcoal Black, Classic White and Bronze.

Post cap, riser and recessed LED lights from the Trex® OutdoorLighting™ collection add safety and ambiance to the outdoor spaces and easily withstand the island’s heat and humidity. Trex lighting uses long-life LEDs from CREE, a leader in energy-efficient lighting.
The post cap lights provide a warm, downward glow with lights tucked discreetly under the cap. Riser lights installed along step risers increase safety when walking up and down stairs, and recessed dot lights are barely noticeable, installing flush on the deck boards to improve wayfinding once the sun goes down.
Visitors will enjoy hanging out over the nearby marsh from the home’s viewing deck, under the protection of a freestanding, aluminum Trex® Pergola™ from the Retreat collection in Seashell White. The pergola is topped by a decorative shade panel. The structure is integrated with subtle lighting and adds charm as well as shielding visitors from the harsh rays of the Florida sun.
"The pergola area creates an up-close-and-personal experience as it sits right along the lagoon that runs along the back of the property,” Flynn said. “It's a close-range view which feels almost like you're living out in the mangroves and, with the shade overhead, it's ideal to relax on the pergola any time of day.”
Founded in 1565 by Spanish explorers, nearby St. Augustine claims to be the site of the Fountain of Youth. Perhaps it’s not just legend, because with the HGTV® Dream Home’s lagoon and marsh environment inspiring languid afternoons spent in the backyard, one can easily feel time stop.

*Although Trex Transcend Lineage is designed to be cooler than most other composite decking products of a similar color, on a hot sunny day, it will get hot.
